HARD MONEY LOANS:

These loans are based mainly off equity on an existing property.  We will only lend on a first position.  We will need appraisal of property, in most cases we will order the appraisal ourselves.  We usually do not accept your appraisal for funding.  All taxes and other liens will need to be paid off at or before closing.  We do not make residential loans for hard money.  We can lend to corporations but will need personal signer. 

We usually do not require: Tax Returns or proof of employment

- Private Equity and Joint Venture Finance

We have secured direct relationships with private venture capital groups and private investment banking groups.  This private financing money is used for the following guidelines:

-$25 MM USD min loan amount

-We have access to for funds up to $500 MM USD

-Joint Venture Investors with payback schedule up to seven years on certain projects

We will consider:

  • Resort and development projects. (currently no acquistion)
  • Domestic and International for Joint Venture
  • Industries: Resort, Development and Energy
  • Oil and Gas
  • Software, Consumer Products, Medical Technologies, and Healthcare, Emerging Technology

We will only work direct with project principals.  Projects to be considered must include:

  • Executive Summary
  • Detailed Business Plan
  • Three to Seven Year Proforma Financials
  • Three year pro-forma for new companies
  • Additional documentation as required per project and investor

No huge upfront fees all points paid at closing. After our prelim screening and review of project we will bring you face to face with the decision makers and "check writers". No other brokers no middle men. All projects to be considered must meet face to face with our investors.  The due diligence and underwriting process on each project involves many reviews by our investors and its third party analysts.  Third party due diligence must be paid by borrowers. Usually projects that are not funded are because of inaccurate or undisclosed factual information.  A Term Sheet will be issued upon completion of favorable due diligence and underwriting requirements, and will outline the exact terms and conditions of the capital investment.  These are primary equity projects not debt. Time frame can take 60-120 days.
