Hard Money Equity Loans

They are called hard money loans because your bank will not touch them. They are also secured by hard assets and have at least 50% equity.

Fees and Terms:

Max LTV: Varies by Property type. Must be "As Is Value"

If used for construction or rehab can be based on improved value.

LTV:

55% non-income producing commercial properties.

65% on incoming producing properties

30-40% Land

We accept seller seconds.

Borrowers must have at least 10% cash down.

Points: 3-7 points.*

Rate: 8% - 16%

Terms: 90 days to 5 years. I/O option payments. Interest reserve may be included.

Min Loan Size: $150,000 Max Loan Size: $25 Million

Closing Time: 5-30 days

For international min loan amount $5M. Outside of USA rates and points will be higher.

Upfront fees limited upon acceptance of letter of intent. Or depending on collateral and terms.

Fees may investor's due diligence; including appraisal, reports, title, background checks, and travel to property if needed.

*Due to new company policy a consulting fee may be required to expedite and secure your loan requests. This consulting fee may be refundable if we cannot locate a bona-fide lender for your project. Please ask your rep about more details or refer to your specific agreement.

These loans are based mainly off equity on an existing property.

We will only lend on a first position. We will need appraisal of property, in most cases we will order the appraisal ourselves. We usually do not accept your appraisal for funding. All taxes and other liens will need to be paid off at or before closing. We do not make residential loans for hard money. We can lend to corporations but will need personal signer.

What we do need:

Standard 1003 or Personal Financial Statement on Borrower(s)
Current or old Appraisal for Property if available.
A copy of the Purchase and Sale Agreement if purchase

Personal Financial Statement on the Borrower / Guarantor (some cases)
Some cases we need bank statements and tax returns
Tri-Merge Credit Report. Fico is not a major concern just need to show ability to payback

Executive Summary including:

Description of Property and Use

Original Purchase Price and Date. Anything done to property since purchase? How much money put back into property?

Financial Assurance - How will you make monthly loan payments? - Will you rent it out – will it produce income?

Exit Strategy - Refinance? Sell? Other? When?

Detailed Use of Funds

Equity – Our investors can lend up to 60% LTV and requires borrowers to have a minimum of 10-20% equity in their projects. If this is a purchase, where will the balance of funds come from?

Story – Why are you seeking hard money rather than conventional financing? Any other information good or bad concerning your project. Surprises only slow down a loan.

On commercial properties due diligence fees may be required. *
